  • Written by Scene Magazine

Queensland –
The Sunset Tavern has officially hit the market.

Located at 2 Ward Street, Karumba, the tavern comprises a 3,037sqm* site featuring unrivalled ocean views with beach frontage to The Gulf of Carpentaria. It is situated on a corner block,  accessible via both Ward Street and Palmer Street. The tavern is renowned for its sunset views, and  it is the only licensed venue in the region accessible by road to witness the sunsetting over the gulf.

Karumba is a town located on the banks of the Norman River, approximately 2,154 km north-west of  Brisbane, 69 km north from Normanton and 452 km north of Cloncurry. In recent years the town has  developed in two sections, with the port / main town centre and the tourist centre, where the Sunset  Tavern is located.

The Sunset Tavern’s facilities comprise of a Main Bar and Bistro, Alfresco Dining Area and Verandah,  Beer Garden, Gaming Room (12 EGMs) including TAB & Keno, Manager’s Residence, On-site  Bottleshop, and Staff Accommodation at a separate residence, a 2-minute drive from the tavern.

The property is for sale through Leon Alaban, Joseph Ganim and Taylor Morris of Savills Australia who are of the view that the region provides an excellent investment opportunity for those with a  strategic and targeted approach.

Leon Alaban, National Director – Hotels QLD Savills Australia said with the development and  expansion of the Karumba Port as well as the further developments of the airports in Karumba and  Normanton, the town provides great investment potential for buyers.

Karumba is considered the portal to the Gulf’s million-dollar fishing industry, forming part of the  Carpentaria Shire. Much of the Shire’s commercial activity comes through Karumba, which has an  active port based around export of zinc, lead and live cattle. Karumba acts as a transhipment port for  Mornington Island, other Gulf communities and the Port of Weipa for the majority of the year, with  semi-trailers transporting goods north to the town for transhipment.

Joseph Ganim, Senior Executive – Hotels QLD Savills Australia said Karumba is a strong  regional centre, with limited competition in the area the Sunset Tavern is one of just two pubs in the locality.

“Whilst supported by the locals, the Sunset Tavern attracts strong visitation and patronage from  travellers due to its prime location”.

“Hospitality assets such as the Sunset Tavern have traditionally been tightly held in the region. This  asset provides an incoming purchaser the ability to acquire a regional coastal asset on attractive  investment returns with strong cash-flow.”

The Freehold Going Concern of The Sunset Tavern is offered for sale through Savills Australia via an  Expressions of Interest process closing on Wednesday the 14th of September 2022 at 4:00pm.
